Repainting an occupied building is a coordination job as well as a painting one. Every elevation has people living behind it, cars parked against it, and balconies full of furniture, barbecues and laundry. Those balconies have to be clear before we reach them, and that means real notice: a couple of weeks, in writing, with dates residents can plan around.

Access gets decided before anything else, because it drives both the schedule and the price. Three storeys and up generally means a boom lift, which has to work around landscaping, parked cars and the routes residents use to reach their doors. We work building by building and elevation by elevation, so the disruption moves through the property in a predictable order and residents can be told which week is theirs. Parking, walkways and working hours all get agreed with you up front.

The surfaces get the same preparation as any exterior: washed, scraped, sanded, gaps sealed against moisture, bare wood primed, then two full coats, with a third where the colour is moving far or an elevation takes the worst of the weather.
